As a real estate agent, knowing neighborhoods is one of the most critical aspects of the job. People who are looking at buying in the Albany area often want to know which regions are the best for working, living, and raising a family. Fortunately, Albany has many neighborhoods that are prime places to buy real estate.
One of these locations is Latham, a hamlet situated north of Albany in the town of Colonie. This community is an excellent choice for any real estate buyer. It’s also adjacent to two other hamlets, Loudonville and Newtonville, that are excellent choices as well. Here’s why you should consider Latham for your next home!
Beautiful Scenery And Idyllic Landscapes
If you like luscious green lawns and trees, then you’ll love Latham and the surrounding hamlets. The community feels scenic while still having all the amenities that you would expect from a modern city. There’s plenty of space for children to run and play as most homes in this hamlet have generous yard space.
There are plenty of hiking spots and parks for would-be homeowners to enjoy, both in Latham and in surrounding areas. The Latham Kiwanis park provides a welcome place for children to play, families to picnic, and everyone to get out and enjoy the outdoors.
Welcoming Community
One of the best aspects of Latham is that you’re close to the big city (Albany) while maintaining a friendlier, small-town feel. Many homes don’t have fences, and neighbors tend to be reasonably warm in Latham, Loudonville, and Newtonville. Newer residents will find it easy to make friends and join social clubs that suit their interests.
Plenty Of Things To Do
Even though these communities have a smaller-town feel, you won’t be sacrificing anything by moving there.
There’s the Latham Farms mall for shopping. Many excellent restaurants call Latham home, including the Philly Bar and Grill, and the Tipsy Moose Tap and Tavern. For those into live entertainment, you can catch a show at the Curtain Call Theater, located right in Latham.
The surrounding areas also have fun things to do. For example, Loudonville is home to D’Raymonds Italian restaurant, which has a 4.5-star rating. Newtonville has quite a few excellent restaurants at the Newton Plaza.
Latham Has A Fantastic School System
The community of Latham has good schools. The elementary schools located in this small hamlet all have a 6 or 7 rating. The middle school ranks 7 out of 10, and the lone high school ranks at 8 out of 10. While these marks are not the top in the country, they are a good sign that your children will have a quality education if you move to this area.
Loudonville is home to Siena College, a private liberal arts school with a variety of degree offerings. Many locals in New York State consider Siena to provide quality post-secondary education at a better value than many other universities.
Latham is part of the North Colonie School District. For more information on Latham, NY schools, please visit the district website at https://www.northcolonie.org/.
It Also Has Affordable Housing
Arguably the best part about Latham and surrounding areas is that the housing prices are affordable! Depending on what you’re looking for, there are family homes in the $200-$300k range. These properties can have as many as four bedrooms and four baths!
Of course, for those looking for a bigger home, Latham has those too. You can buy everything from the $200-$300k starter home to the $1.2 million+ mansion. Latham has various home types and sizes to suit any family situation or budget.
With an FHA loan or similar program that requires 3% down, these prices mean that you could get into one of these properties for as little as $6,000-$9,000 down and some extra for closing costs. Latham’s affordability, coupled with its proximity to the city core, makes it unique as compared to other suburbs in other cities and states.
